Our Core Loan Programs

Piedmont Business Capital supports small businesses through two primary financing programs: the SBA 504 Loan Program and CDFI Loan Programs. Whether you're expanding your operations, purchasing commercial property, or seeking flexible financing options, our team is here to help you find the right solution.


Our financing programs are designed for businesses that:

  • Qualify for traditional bank financing but need more favorable terms to support growth.
  • Can secure only a portion of the financing needed through a conventional lender.
  • Are not yet eligible for traditional bank financing but are ready to move their business forward.

SBA 504 Loan Program

SBA 504 Loan Program

Backed by: U.S. Small Business Administration (SBA)
Loan Amounts: $50,000–$5.5 Million
Ideal For: Commercial real estate acquisition, construction, fixed asset purchases, and eligible refinancing.


As a Certified Development Company (CDC) authorized by the U.S. Small Business Administration, Piedmont Business Capital delivers the SBA 504 Loan Program to help small businesses secure affordable, long-term financing. 


With fixed interest rates and below-market down payments, the SBA 504 program empowers businesses to purchase, construct, renovate, or refinance owner-occupied commercial properties and other fixed assets while preserving working capital for continued growth.

CDFI Loan Program

Backed by: U.S. Department of the Treasury
Loan Amounts: $5,000–$200,000
Ideal For: Working capital, equipment, inventory, startup costs, business expansion, and other business needs.


As a certified Community Development Financial Institution (CDFI), Piedmont Business Capital provides flexible financing solutions designed to support entrepreneurs and small businesses that may not qualify for traditional bank loans. 


Our community-focused lending programs help businesses access the capital they need to start, grow, and strengthen their impact while fostering economic development throughout the communities we serve.

Additional options

Commercial Business Loans

 The Grow More Fund provides flexible financing opportunities for Low-to-

Moderate (LMI) businesses that are headquartered in or have qualifying contracts within the Piedmont Triad Region.


This financing option helps businesses access the capital needed to fulfill contract obligations, manage cash flow, and successfully complete awarded projects.


Loan Terms: 30–365 days
Interest Rate: Determined by the underwriter
Loan Amounts: $10,000–$150,000
Security: UCC filing on contract
Requirements: Full loan origination process must be completed
Additional Requirements: ACH information must be provided to Piedmont Business Capital for contract performance payouts. Contract proceeds must be assigned with signatures from both the borrower and the prime contractor or awarding agency.

The Small Business Expansion Fund

Designed for qualified businesses seeking flexible financing to support continued growth, this loan program provides funding for general working capital needs, leasehold improvements, inventory, equipment purchases (excluding rolling stock), and human capital investments that help established businesses expand.


Loan proceeds may be combined with and subordinated to traditional bank financing, providing businesses with additional capital to achieve their growth goals.


Loan Terms: 12–60 months
Interest Rate: Determined by the underwriter
Loan Amounts: $2,500–$25,000
Security: UCC filing on contract
Requirements: Full loan origination process must be completed

Construction Line of Credit (CLOC)

A line of credit that provides short-term working capital for undercapitalized construction businesses operating in low-to-moderate-income communities. It is flexible and can be used for various project-related expenses. Individual loan amounts are based on project specifics and underwriting criteria.
Interest Rate: Determined by the underwriter
Loan Amounts: Up to $200,000
