EXISITING BORROWER INFORMATION

SBA 504 LOAN

The purpose of this SBA 504 loan is to refinance existing qualified fixed-asset indebtedness incurred

for the acquisition, construction, or improvement of owner-occupied commercial real estate and/or

long-term equipment used in the Applicant's business operations. The proposed refinancing will

improve cash flow, strengthen the company's balance sheet, and provide long-term fixed-rate

financing that enhances the Applicant's ability to retain and create jobs while supporting ongoing

business operations.


The refinancing satisfies SBA 504 debt refinance requirements, including verification that the debt

being refinanced was originally incurred for eligible business purposes and is secured by eligible

fixed assets. The Applicant has demonstrated a history of timely payments, and the refinancing

provides a substantial benefit through improved debt service, extended amortization, reduced

monthly payments, and enhanced business liquidity.


Business Stabilization and Loan Workout Rationale


The Applicant has experienced increased debt service obligations resulting from higher interest rates

and shorter-term financing structures. The proposed SBA 504 refinance is intended to restructure

existing debt into a long-term, fixed-rate financing package that improves debt-service coverage and

preserves working capital.

The refinancing is expected to:

  •  Reduce monthly debt service requirements.
  • Improve cash flow available for operations.
  •  Strengthen the borrower's debt-service coverage ratio.
  • Preserve employment and support future job creation.
  • Enhance the long-term viability of the business.


The refinance is not intended to cure an unsustainable business model but rather to improve the

capital structure of an otherwise viable operating business through long-term SBA financing. The

Applicant's historical operations, management experience, and projected cash flow support the

ability to repay the refinanced debt.

SBA 504 Refinance Requirements

Refinance With Expansion

  • Minimum 85% of original debt must have been used to acquire eligible fixed assets.
  • Remaining 15% may have been for other business purposes.
  • Substantial Benefit Analysis required.
  • 12-month payment history required.

Refinance Without Expansion

  • Minimum 75% of original debt must have been used to acquire eligible fixed assets.
  • Remaining 25% may have been for other business purposes.
  • Substantial Benefit Analysis required when refinancing government-guaranteed debt.
  • Lien verification and payment history documentation required.
